Privacy Policy

ListingRater ("we," "us," or "our") operates the ListingRater web application and iOS mobile application. This Privacy Policy explains how we collect, use, store, and protect your information.

Information We Collect

• Account information: When you create an account, we collect your email address and name. This is used to authenticate you and personalize your experience.
• Usage data: We collect information about how you use the platform — which tools you use, searches performed, and documents uploaded. This helps us improve the product.
• Transaction documents: When you upload real estate documents (contracts, inspections, title reports, addenda), these are stored securely in encrypted cloud storage (Cloudflare R2). Documents are only accessible by you and any team members you explicitly invite.
• Transaction data: AI-extracted information from your documents — including property addresses, buyer and seller names, purchase prices, deadlines, and deal summaries — is stored in our database linked to your account to power the transaction dashboard.
• Owner Research data: The Owner Research feature retrieves publicly available property ownership records from third-party data providers. When you save a contact, list entry, or outreach record, that data is stored in our database linked to your account. This includes property owner names, addresses, phone numbers, email addresses, and any notes or outreach history you create.
• Payment information: Subscription payments are processed by Stripe. We do not store credit card numbers or payment details — these are handled entirely by Stripe.

How We Use Your Information

• To provide and operate the ListingRater platform
• To authenticate your account and maintain security
• To store and organize your transaction documents and extracted data
• To run AI analysis on documents you upload
• To power the Owner Research and contact management features
• To send transactional emails (account-related only — no marketing without consent)
• To improve our product and fix bugs

We Do Not

• Sell your personal information to third parties
• Use your data for advertising purposes
• Share your transaction documents or Owner Research data with anyone other than team members you explicitly authorize
• Use your data to track you across other apps or websites
• Collect location data
• Use your uploaded documents to train AI models

Third-Party Services

We use the following third-party services to operate the platform:

• Anthropic Claude API — AI document analysis and extraction. Documents sent for analysis are processed according to Anthropic's privacy policy and are not retained for model training.
• Cloudflare R2 — Encrypted document storage. Files are stored at rest with encryption in Cloudflare's infrastructure.
• Stripe — Payment processing. We do not store credit card information. See Stripe's privacy policy.
• EnformionGO / SerpApi — Public records data providers used for the Owner Research feature.
• Google Analytics — Anonymous usage analytics to help us understand how the platform is used.

Data Retention

Your account data, transaction documents, and Owner Research saved contacts are retained for as long as your account is active.

• Transaction documents deleted through the app are removed from cloud storage.
• Owner Research saved contacts and lists can be deleted individually within the platform.
• Upon account deletion, all associated data — including documents, transaction records, and Owner Research data — is deleted within 30 days.

Your Rights — Data Deletion

You have the right to request deletion of your account and all associated data at any time. To request account and data deletion, email us at support@listingrater.com with the subject line "Data Deletion Request." We will process your request within 30 days and confirm when deletion is complete.

You may also delete individual documents, transactions, and Owner Research contacts directly within the platform at any time.

Security

Documents are stored with encryption at rest in Cloudflare's infrastructure. Access to documents is controlled via time-limited signed URLs that expire automatically. All data transmission uses HTTPS. We follow industry-standard practices to protect your account, including secure password hashing and session management.

iOS App — Data Collected

The ListingRater iOS app collects the following data, all of which is linked to your account:

• Email address — used for authentication and account identification
• User activity — searches performed, documents viewed, and transactions accessed within the app
• Transaction data — property addresses, deal terms, deadlines, and document summaries associated with your transactions
• Owner Research activity — property searches and saved contact records accessed through the app

The app does not collect location data, contacts from your phone's address book, camera or microphone access, or any health information. The app does not track you across other companies' apps or websites. No in-app purchases are available — subscriptions are managed at listingrater.com.

Owner Research — Important Notice

The Owner Research feature is intended solely for use by licensed real estate professionals for legitimate business purposes — specifically to identify and contact property owners regarding their properties. You agree to use Owner Research data in compliance with all applicable laws. This data may not be used for consumer credit decisions, employment screening, tenant screening, or any purpose regulated by the Fair Credit Reporting Act (FCRA).

Children's Privacy

ListingRater is intended for licensed real estate professionals and is not directed at children under 13. We do not knowingly collect information from children under 13. If you believe we have inadvertently collected such information, please contact us at support@listingrater.com.

Changes to This Policy

We may update this policy from time to time. We will notify you of significant changes via email or in-app notice. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of the platform after changes are posted constitutes acceptance of the updated policy.
